A new chapter is unfolding at the entrance of Ebène. Building on the success of 1 Exchange Square, now the flagship of its premium office portfolio, MaxCity has unveiled 2 Exchange Square, a ten-thousand-square-metre building scheduled for delivery in the third quarter of 2026.
This next phase reflects a clear ambition to create a fully fledged business district that brings together workspaces, retail outlets and services, designed to meet the needs of companies and their teams.
During an event held on 28 October 2025, Lewis Ah Ching, CEO of MaxCity Property Fund, emphasised the group’s commitment to continuing its investment in high-end property management, with a stronger focus on sustainability through LEED and WELL certifications.
With more than forty years of experience in high-end real estate, MaxCity is taking a significant step forward with the development of 2 Exchange Square. This project forms part of a wider vision called The Exchange Square Precinct, a complete business district located at the strategic entrance of Ebène.
The future precinct combines premium offices, green spaces, retail, dining and a variety of services. It has been designed as a comprehensive professional ecosystem that encourages collaboration, productivity and occupant well-being, while embracing a sustainable and innovative approach.
MaxCity’s decades of expertise have shaped its ability to master the entire real estate cycle: design, construction, leasing and management. According to Lewis Ah Ching, this experience allows the group to deliver Grade A buildings built to last. As a family-owned business, MaxCity has adapted international best practices to the Mauritian context while placing people at the centre of every project. Over the years, the group has created a diversified portfolio that includes premium office buildings, high-end residences and iconic shopping centres. The upcoming Montebello Mall, due to open before the end of the year, will further contribute to the development of the Montebello Smart City.
After the success of 1 Exchange Square, delivered in 2018 with twenty-eight thousand square metres of Grade A offices, MaxCity is applying the lessons learned to the design of 2 Exchange Square. This new building will offer ten thousand square metres of additional office space and infrastructures adapted to new ways of working. Delivery is planned for the third quarter of 2026.
The group’s approach is guided by a simple conviction that the market does not need more offices, but better ones. This is why the focus is on quality, comfort and sustainability, with the ambition to obtain WELL and LEED certifications, which guarantee a healthy, high-performing work environment.
From the earliest design stages, 2 Exchange Square was conceived to meet the most demanding international standards. The building benefits from an East-West orientation that limits direct sunlight, optimised natural lighting, and HVAC systems with advanced air filtration. Low-VOC materials, sustainable mobility features such as charging stations and bicycle facilities, and landscaped green areas contribute to a healthier and more eco-conscious workplace.
The certification goals are WELL Platinum, which represents the highest level of well-being standards, and LEED BD+C Gold, which demonstrates strong performance in energy efficiency, water management and carbon reduction.
The project will include nine hundred square metres of retail space offering dining, financial services and communal areas. Designed as an integrated business hub, 2 Exchange Square will provide an environment that supports productivity, interaction and well-being.
Beyond its economic benefits such as job creation, hosting regional headquarters and boosting the tertiary sector, MaxCity aims to reinforce the international appeal of Mauritius and consolidate Ebène’s role as a leading regional business centre.
With the development of the Exchange Square Precinct, MaxCity continues its mission to create places that inspire and bring people together. Through innovation, sustainability and enhanced quality of life, the group is committed to creating environments where companies prosper and communities connect. This embodies the essence of MaxCity’s vision: Creating Great Places for a thriving and sustainable future.
