Starting from this observation, ER Property created Valoria, a new subsidiary dedicated to integrated property management and the sustainable enhancement of assets. It brings together four complementary areas of expertise under one roof to support owners, investors, and communities at every stage of the property life cycle. The official launch took place on Thursday, September 17, at the Moka Rangers Sports Club.

Our responsibility, therefore, is to ensure that properties retain their value sustainably,” said Johan Pilot, Chief Executive Officer of ER Property.
“The creation of Valoria responds to the needs of owners, investors, and communities. Valoria is, above all, about a service-driven mindset. Through this restructuring, we have built a new company, driven by a great team and a shared commitment to placing excellence, attentiveness, and client satisfaction at the heart of our mission. As Moka City and Savannah Connected Countryside continue to develop, ownership naturally passes into their hands. It is now up to them to manage day-to-day operations, whether at the level of individual assets or entire neighbourhoods. Thanks to our expertise, we are positioned as a partner capable of supporting them in this responsibility,” explained Régis Maubernard, General Manager of Valoria.
Focus on the Areas of Expertise
The first component of this new offering, Valoria Syndic (formerly Sygeco), works with ER Property developments once properties have been delivered and co-owner associations (syndicates) have been established. With around fifteen years of experience, the team handles the administrative, financial, and technical management of co-ownerships. It ensures that standards are maintained in terms of maintenance, governance, and communication with co-owners. Valoria Syndic’s services are reserved for co-owners of residential complexes developed and marketed by ER Property.
Valoria Territorial Services (formerly Moka City Management Ltd) acts as the administrator of the land associations that manage shared services across the Moka City and Savannah Connected Countryside territories. Establishing such a management structure is a requirement under the legal framework governing Smart City development.
The goal is to preserve the quality of common spaces and infrastructure, as well as the functionality and attractiveness of neighbourhoods. This activity has grown alongside the expansion of Moka City and the rollout of land associations, and is progressively being deployed in Savannah, following the same approach to territorial governance and shared value creation.
With Valoria Rental & Sales, support is provided at the level of the individual property. The team offers owners and investors rental and sales services for properties developed by ER Property. Its in-depth knowledge of neighbourhoods, property categories, and communities allows it to offer tailored support.
Rounding out the range of services, Valoria Property Management extends support beyond the scope of the syndic. This service includes coordinating and monitoring maintenance, as well as managing relationships with tenants and the upkeep of their properties. The approach aims to ensure properties remain in good condition and, ultimately, to help preserve their value.
Through these four areas of activity, Valoria places property management within a long-term perspective, aiming to offer specialised support to clients to maintain their assets, preserve their value, and contribute to the attractiveness of the surrounding areas.
